Zillow and Tell: The Real Tea on 28278

Hey neighbors!

It’s Robbie Tickel here. If you’ve been out walking the dogs (mine are the overly friendly Aussiedoodles), pushing a stroller through The Palisades, or just chatting with folks at the club, you've probably picked up on this: the real estate market in our corner of 28278 is moving.

Every week I get questions like:
“Did that house on Crosswater sell?”
“What’s the deal with that $5 million listing on Sage Thrasher?”
“Are people still paying over asking?”
So I figured, let’s just lay it all out—what’s sold, what’s listed, what’s new, and what it all means for our neighborhood.

Let’s dive in 👇

Recent Sales in 28278

These are the homes that closed in the last few weeks—real numbers, not rumors:

🔎 The takeaway? Demand is still there—especially for well-maintained homes with space and a strong location.

What’s Currently on the Market

Here’s what’s actively listed in 28278 right now (as of this week):

Yup—five million. And you should see the theater room.

The Palisades: What's New and What to Watch

The Palisades continues to be a magnet for buyers who want golf, trails, tennis, and gated luxury—without giving up proximity to Uptown or the lake.

Some homes to watch right now:

New builds are flying up in neighborhoods like Montage, Regency, and Austen Lakes—and while inventory isn’t huge, there’s still a chance to grab something brand new.

About That Traffic…

You’re not imagining it—it’s gotten busier. The West Boulevard expansion toward the River District is complete, adding lanes, bike paths, and sidewalks. It’s a $30M project that aims to keep up with the explosion of growth we’re seeing across southwest Charlotte.

This also means more retail, better connectivity, and yes—longer school pick-up lines. 😅

What It All Means (In Plain English)

  • Prices are holding steady or ticking up slightly—no crash here.

  • Inventory is still low, but homes that are priced right and look sharp are moving.

  • New construction is strong, especially in The Palisades and west toward Steele Creek.

  • If you’ve got a home with a great yard, updated kitchen, or a golf course view—you’re sitting on something valuable.

Wrapping It Up

If you made it this far, thanks for nerding out on real estate with me.

If you ever want to tour something, crunch numbers, or just talk strategy over a cold drink or coffee—I’m around. You’ll probably catch me walking the dogs near Youngblood or watching the chaos at the playground with my kid.

Text me. Ping me. Stop me in the street.

See you around the neighborhood.
